However, for today's talk, I wanted him to share his insights and perspective on a more important topic the lack of new housing in urban environments like San Francisco. Many cities like San Francisco and other big cities in California and the rest of the US. Are suffering from this lack of housing, resulting in very high house prices, which is changing the social fabric of neighborhoods and has long term consequences for the economy and society. Bora is uniquely qualified to talk about this

Thank you, Irish, for that kind introduction. And this is my first swell. I'm excited about it. I could have talked about, like, Irish said, wine or turkey or other fun topics, but I will talk to you about another passion of mine, which is real estate. My wife and I started developing real estate about 20 years ago in San Francisco. We started by building and restoring old historic buildings

And they want you to build housing because they realize that it's going to attract more employment and more opportunities and bring down the housing prices, as opposed to fighting you every step of the way. So I think that also goes a long way, knowing that you'll be done with the permitting process in X many months, right? That certainly goes a long way attracting investors and developers into urban areas in California. I will stop here. And again, thank you guys for having me on. Swell

Hi, Bora. Thank you so much for this fascinating talk. I really hope some of these changes are made on the regulatory framework and policies that will speed up the process of approval, as you mentioned, and in general create more housing, both in San Francisco specifically and also broadly in California. Very much needed in this place, and any thing that can be done to expedite that will be very helpful. So thank you again. I'm opening up this talk for Q and A
